SPECIFICATION
I) General - The building shall be of brick work and partly RCC frames structure as per design of the Registered Engineer and properly approved by the Kolkata Municipal Corporation.

II) Brick Wall - All exterior brick wall shall be of 200mm thick with bricks of good quality. All partition walls shall be of 125mm thick with bricks of good quality, balcony railing will be of partly brick and grill.

III) Flooring -
A) All rooms, dining and verandahs are laid with vitrified tiles and a skirting of 4 inches height.
B) Kitchen will have tiles flooring with 5 feet wide cooking platform will be made of granite stone and glazed tiles backing upto 2 feet from the said cooking platform.
C) The toilet will have anti skid tiles floor and glazed tiles walling upto window level.

IV) Doors -
A) Main entrance door will be made of Teak ply pasted flush door along with all fittings.
B) Other doors will be made of good quality flush door with fittings.
C) Toilet doors will be made of best quality P.V.C. Door.

V) Windows - Aluminium sliding windows with grill.

VI) Door -
A) Exterior Doors – One side teak pasted flush door with polished Finish.
B) Interior Doors – All other doors flush Door.

VII) Wall Finishing - The building shall be painted externally with weather coat. The inside of the building shall have Putty finish.

VIII) Electrical Installation -
A) 5 points in all bed rooms and dining space.
B) 5 points in kitchen and bathroom / toilet.
C) Gyser points in bathroom / toilet.
D) Extra charges for the extra electrical points will be paid by the buyers.

IX) Possession - Possession of the Flats shall be given on completion of all the constructional works which is expected to be completed within March 2025.


X) Extra Works - The payment will be paid in advance for any extra work..
