Check Before Buy a Property:

Owning a house is an important thing in ones life. However, one needs to be careful while buying land/house to avoid falling into legal hassles. A lot of care is needed from the beginning- right from site seeing till the registration of the land. The legal status of the land is one of the first issues that you should address before confirming a property.

When you are buying a flat from a builder in a building under construction, you have to check the following:

	√	Approved Sanction plan of the building along with the number of floors.
	√	Ensure that the floor that you are buying is approved.
	√	Land Purchase Deed or Joint Venture Development Agreement.
	√	Power of Attorney
	√	Mother Deed
	√	Municipal Tax Receipt
	√	Mutation Certificate
	√	15 years Search Report
	√	Partnership Deed
	√	Company Memorandum of Association & Articlaes of Association
	√	Trade License
	√	Promoter’s Enlistment Copy
	√	Promoter’s Registration Certificate
	√	Draft Copy Sale Agreement
	√	List of Extra Charges
	√	Payment Schedule
	√	Specification List
	√	Facilities List
	√	Check the building byelaws as applicable in that area and ensure that the builder is building without any violation of front setback, side setbacks, height, etc.
	√	Ensure that urban land ceiling NOC (if applicable) has been obtained or not.
	√	NOC from water and electricity authorities also have to be obtained.
	√	NOC from lift authorities.
